A new chapter for a historic building, and 60 children who need it most

A new chapter for a historic building, and 60 children who need it most

Eden is proud to announce we have started on site at Rainshore House, Norden, Rochdale — our first project with CFS Care, and one of the most meaningful briefs we’ve taken on.

The project is a full design and build, turnkey conversion — taken on by our team from planning through to completion. A residential property is being transformed into a purpose-built SEN school for 60 children, with a site completion target of November 2026 and a school opening date of January 2027. The programme is tight, and the standards are high.

About the building

Rainshore House is a stately, five-bedroom Arts and Crafts villa built in 1929 by the wealthy Barlow family — constructed as the grand residence for the owners of the nearby Rainshore Mill. Nearly 100 years on, this remarkable building is about to begin an entirely new chapter. Rather than standing as a symbol of industrial prosperity, it will become a place of learning, growth and opportunity for children with special educational needs.

“There’s something fitting about a building with this much history being given a new purpose — one that will make a genuine difference to the children and families who need it most.”

As CFS Care’s first dedicated educational facility, the stakes are high — and so is the responsibility. Our team is managing the full scope: from navigating planning and change of use, through structural and M&E works, to finishes, fit-out and handover.

What this project involves

Planning and change of use
Converting a residential property to an educational facility requires careful navigation of planning, building regulations and SEN-specific compliance requirements.
Full structural and M&E works
Reconfiguring a historic villa for 60 children requires significant structural, mechanical and electrical works to meet modern educational standards.
SEN-specific design considerations
Spaces for children with special educational needs demand careful thought around acoustics, sensory environments, circulation and safeguarding.
A non-negotiable deadline
Site completion is targeted for November 2026, with the school opening in January 2027. That means a tight programme, proactive site management and no room for delay.

We’re looking forward to working alongside CFS Care to deliver something truly special in Greater Manchester — and to supporting them as they open their first dedicated educational facility for the children in their care.
