Eden is proud to announce we have started on site at Rainshore House, Norden, Rochdale — our first project with CFS Care, and one of the most meaningful briefs we’ve taken on.
The project is a full design and build, turnkey conversion — taken on by our team from planning through to completion. A residential property is being transformed into a purpose-built SEN school for 60 children, with a site completion target of November 2026 and a school opening date of January 2027. The programme is tight, and the standards are high.
Rainshore House is a stately, five-bedroom Arts and Crafts villa built in 1929 by the wealthy Barlow family — constructed as the grand residence for the owners of the nearby Rainshore Mill. Nearly 100 years on, this remarkable building is about to begin an entirely new chapter. Rather than standing as a symbol of industrial prosperity, it will become a place of learning, growth and opportunity for children with special educational needs.

As CFS Care’s first dedicated educational facility, the stakes are high — and so is the responsibility. Our team is managing the full scope: from navigating planning and change of use, through structural and M&E works, to finishes, fit-out and handover.
What this project involves
We’re looking forward to working alongside CFS Care to deliver something truly special in Greater Manchester — and to supporting them as they open their first dedicated educational facility for the children in their care.
