Kestrel House School project now underway

Eden’s latest education refurbishment project in London is now underway at Kestrel House School, located on Elm Grove in Crouch Hill.

The scheme involves the refurbishment and reconfiguration of an existing building to deliver a specialist SEN school for 66 autistic children. Once complete, the facility will provide a modern, structured and supportive learning environment tailored to the needs of students and staff.


Adapting an existing building for specialist education

The project centres on the transformation of an existing school into a high-quality specialist education facility. This requires a considered approach to both layout and specification, ensuring the building supports clear circulation, safe movement and effective learning environments.

Works include the formation of new classrooms, breakout and sensory spaces, alongside upgrades to mechanical and electrical services to meet current standards. Internal finishes are being selected to provide durability while supporting a calm and appropriate setting for SEN environments.


Managing a constrained London site

As with many London refurbishment projects, site constraints are a key factor in delivery.

Kestrel House School is located on a tight urban site with no on-site parking or storage. This necessitates a just-in-time delivery strategy, with careful coordination of materials, trades and programme sequencing.

Access to the site is limited, with neighbouring properties in close proximity. In addition, a planned road closure adjacent to the site for a four-week period introduces further complexity, requiring detailed logistics planning to maintain progress and minimise disruption.


A coordinated delivery approach

Eden’s approach focuses on early planning, detailed programming and close coordination with the wider project team.

Working alongside the design team, including Phil Morris and Alma-nac, the project is being carefully managed to ensure design intent is maintained while responding to site conditions as they evolve.

Short-term programming and proactive communication are key to navigating constraints and keeping this education construction project on track.


Delivering a purpose-built learning environment

Upon completion, Kestrel House School will provide a fully refurbished, compliant and purpose-designed SEN school in London for 66 autistic children.

The project reflects Eden’s experience in delivering education and specialist school refurbishment projects, combining technical delivery with a clear understanding of end-user requirements.
