Eden was commissioned by Madlins Construction & Property Consultants to undertake a complex demolition project at a large commercial property in Chelmsford, previously leased by a prominent DIY retail chain. The objective was to strip the building back to its core steel framework, ensuring it was in pristine condition for a new tenant. This required meticulous planning and execution to preserve the structural integrity of the steel frame. Additionally, the site’s proximity to a prestigious car dealership posed a significant challenge, as any demolition residue, such as dust or debris, could potentially impact the neighbouring business. The project demanded a high level of precision, environmental responsibility, and adherence to strict timelines and budget constraints and a 7-week duration.

Eden approached the project with a carefully structured demolition strategy, prioritising both precision and environmental sustainability. To safeguard the steel framework, our team employed a methodical dismantling process, ensuring no damage occurred to the core structure. Key activities included the construction of 300 meters of robust timber hoarding to secure the site and protect the surrounding area. We also utilised sandblasting techniques to remove paint from the floors, restoring them to their original condition. To minimise environmental impact, bricks removed from the building were crushed on-site and processed for recycling, significantly reducing the volume of waste sent to landfill. Given the proximity to the high-end car dealership, additional measures were implemented, including dust suppression systems and regular site monitoring, to prevent any residue from affecting the neighbouring property. Our team’s commitment to environmental and considerate contractor accreditations guided every aspect of the work, ensuring compliance with industry standards and client expectations.
The project was completed on schedule within the 7-week timeframe, delivering a fully stripped-back steel framework ready for the new tenant to customise.
