The ‘design and build’ procurement route has grown significantly in UK commercial construction over the past decade. For many clients, it offers a simpler, lower-risk way to deliver a project. But it’s not the right approach for every situation.

What Is Design and Build?

In a traditional procurement model, a client appoints an architect and design team first. They develop the design, produce drawings and specifications, and then go to tender with multiple contractors. The contractor builds what the design team has specified.

In design and build, the contractor takes responsibility for both the design and the construction under a single contract. The client defines what they want in a brief — the ’employer’s requirements’ — and the contractor delivers a completed project against that brief.

The Key Advantages

  • Single point of responsibility: If there’s a design issue that causes a problem on site, it’s the contractor’s problem to resolve — not a dispute between architect and builder.
  • Faster delivery: Design and construction can be overlapped, reducing the overall programme.
  • Greater cost certainty: The contractor carries the design risk, which means a fixed price is easier to establish earlier in the process.
  • Simpler client-side management: You deal with one team rather than coordinating between separate consultants and a contractor.

When Design and Build Works Best

Design and build suits clients who have a clear idea of what they need functionally but don’t want to manage a full professional team. It works well for:

  • Office fit outs where the brief is well-defined
  • Warehouse conversions and industrial fit outs
  • Repeat programmes — for example, a retailer rolling out a store format across multiple sites
  • Projects with tight timescales where early contractor involvement accelerates delivery

When to Consider an Alternative

Design and build is less suited to highly bespoke or architecturally complex projects where the design itself is a primary output, or where planning requirements demand significant design development before construction commitment. In those cases, a traditional route with a separate design team gives more control at the design stage.

What to Look for in a Design and Build Contractor

Not every contractor offering ‘design and build’ has genuine in-house design capability. Some simply subcontract the design to an external architect with limited integration into the construction programme. This removes many of the benefits of the model.

  • Experience developing designs from brief stage through planning (where required) to construction
  • Clear employer’s requirements documentation so the scope is properly fixed before contract
  • A track record of D&B delivery in your sector — retail, office, leisure, education
