
Options Autism asked Eden to convert a Grade II listed former car dealership at Epping Water Tower into a new school. The project required internal and external transformation while maintaining listed features. The scope included a full internal fit-out, mechanical and electrical works, a new roof, and landscaping. Key challenges involved strict listed building constraints, structural adaptations, and creating modern learning spaces in a historic setting.
Eden began with minor demolition and foundation works before stripping and laying a new flat roof. Internally, the building was completely refurbished with calming pastel finishes, new floor levels created by filling the old mechanics’ pits, and the installation of full-height metal windows to the old shop front.
A Home Economics kitchen was designed and installed to support students in developing catering skills. Full M&E works were delivered, including new luminaires, air conditioning, CCTV, data cabling, and an intercom system.
Externally, Eden transformed the surrounding areas with new secure gates, a tarmacked car park, and a safe drop-off point for pupils. A Multi Use Games Area (MUGA) was also built to provide vital recreational space.
Despite the challenges of working within a Grade II listed structure, Eden delivered a fully compliant and modernised school environment that met every requirement of the client. The project was completed on time and on budget, strengthening Eden’s long-standing relationship with Options Autism and providing a safe, supportive, and inspiring environment for pupils.
